Conditions

27. Within 3 months of the commencement of each phase of development and with regard to those aspects of the development granted full planning consent details of the external materials to be used for that phase of development including details of the doors, windows, rain goods, walls, including retaining walls, and roofs of the buildings hereby permitted shall be submitted to and approved in writing by the local planning authority. The development shall be carried out and completed in accordance with the approved details and retained as such thereafter.

Reason: In the interests of visual amenity and to protect the character and significance of heritage assets in accordance with the aims and objectives of paragraphs 58 and 131 of the National Planning Policy Framework, the saved Policies 1 and 2 of the Cornwall Structure Plan 2004 and policy 7b of the World Heritage Site Management Plan.

28. Within three months of commencement of development each phase of development and with regard to those aspects of the development granted full planning consent a sample panel(s) of the external walling at least one metre square, showing either the render colour and finish, cladding or the proposed stone or brick coursing, method of pointing and colour of mortar, texture, and colour finish as appropriate for that phase shall be erected on the site and subsequently approved in writing by the local planning authority. The development hereby permitted (including the retaining walls) shall be constructed in the same way as the approved panel.
